How do I earn Commission?

 

Buyers earn commission by searching and finding the home they want to purchase on their own.  Door In Real Estate assists with offers, negotiations, contracts and all the necessary paperwork to buy the home. At closing, we give you the entire commission that we're entitled to from the listing broker.

 

How do real estate commissions work?

 

When a seller chooses to sell their property with a real estate agent, they pay a commission to that real estate agent as a fee for service.  This commission is typically a percentage of the sale price.  Then, that real estate agent will typically offer half of this commission to any other agent who brings a buyer.  Traditionally, Sellers have paid 6% commission and will therefore offer 3% to any agent who brings a buyer.

 

How can I profit from using your services?

 

By identifying the property you want to purchase on your own, you significantly reduce the amount of work we would traditionally have to do.  Therefore, we give you any commission we're entitled to.  After all, you've earned it!

 

Where does the commission come from?

 

The commission comes from the Seller's agent, who has agreed to pay us if we represent the Buyer.  Because you find the home on your own, we feel you've earned the commission and will therefore give it to you at closing.

 

How do you differ from a traditional Brokerage for Buyers?

 

While a traditional Brokerage chooses to show homes to its customers, Door In Real Estate does not.  We feel that buyers know what they want better than any real estate agent.  By using the internet, buyers can search and find homes that meet their specific criteria without limitation. Furthermore, we strive to modernize the way real estate transactions take place.  All of our documents are handled electronically, keeping them accessible and legible.

 

Why don't you show homes?

 

Door In Real Estate's flat fee is among the lowest in the industry.  Because showing homes can be time consuming and costly, not doing so allows us to provide exceptional services at a low cost to you.  Plus, our experience has proven that buyers are very resourceful in viewing homes on their own when they have the potential to make thousands of dollars.

 

How do I get into a home I want to see?

 

The best way to get into a home you want to see is through us.  Once you hire us, we will provide you with all the necessary contact information to set appointments and view homes.  We will also give you a business card which you must print out and provide to any real estate agent you view homes with.  This will protect your rights to the commission you will earn at closing.

 

Should you wish to view homes without our assistance, call the phone number associated with each listing and set showing appointments only with the listing agent of each particular property.

 

Remember, to protect your rights to the large commission you will earn at closing:

  • Only view homes with the listing agent of each property.

  • Before viewing any home, inform that listing agent that you intend to use Door In Real Estate to purchase the property.

  • NEVER VIEW HOMES WITH A 3RD PARTY REAL ESTATE AGENT. (An agent other than the listing agent)

How much do you charge?

 

Depending on the service you choose, our fee is either $2,500 or $ 4,000, regardless of the homes final sale price.  Click here for a description of our services.

 

When do I pay?

 

You only pay when you successfully close on the purchase of any home in the State of Florida.

 

What's the difference between using your services and using a real estate license to earn a commission?

 

When you use our services, you only pay $2,500.  When you use a real estate license to earn a commission, you must give a portion of your commission (usually half) to your respective broker.  Your 3% can quickly become 1.5%. 

Example: On a $500,000 home offering 3% commission, you make $12,500 using our services, and only $7,500 using a real estate license with a broker who splits the commission with you 50/50. In this example, you make $5,000 more with Door In Real Estate! 

Furthermore, using our services only entitles you to earn a commission on your sale or purchase.  You cannot earn a commission for helping someone else buy or sell a home without having a real estate license. 

 

Do you handle multi-family residential and commercial property?

 

Yes.  Because of their sophisticated nature, Door In Real Estate has developed a special program for these types of deals.  Please contact us for more information.

 

SELLERS

 

How do you save me money?

 

Instead of charging 5 or 6%, we only charge you $2,500.  However, paying less is worthless if you get less for your home. Therefore, you'll also include all other real estate agents by offering a 3% commission to bring a buyer.  This way, you'll pay less and have the best chance of getting the best price for your home.

 

How does it work if Door In Real Estate brings a buyer?

 

If Door In Real Estate brings the buyer, we will give that buyer the 3% you are offering.  This is a wonderful incentive to buy your home.

 

How does it work if another Agency brings a buyer?

 

If another agency brings the buyer, Door In Real Estate will work with that agency courteously and professionally.  At closing, that agency will earn the 3% you are offering.

 

How does it work if I find the buyer on my own?

 

If you find the buyer on your own, we will notify that buyer of the 3% being offered to them.  If that buyer chooses to hire us, we will work with that buyer in the same way we work with all buyers, and they will get the 3% commission.  If that buyer chooses not to work with us or any other broker, we will give you back the 3% commission, less the buyer's fee.

 

Why don't you show my home for me?

 

Door In Real Estate's flat fee is among the lowest in the industry.  Because showing any home can be time consuming and costly, not doing so allows us to provide exceptional services at a low cost to you.  By showing the home on your own, you save thousands as compared to traditional brokerage services.

 

Will you put my home on the MLS?

 

Yes.  In addition to the MLS, you will also be put on IDX, a wonderful system that allows regular internet users to view your listing.

 

Can you put a lock box on my home?

 

In certain areas, yes.  Please contact us to find out where we can put a lock box on your home.

 

How do you differ from a traditional Brokerage for Sellers?

 

While a traditional Brokerage chooses to show homes to its customers, Door In Real Estate does not.  Door In Real Estate offers world class real estate advice so seller's can easily showcase their home for a successful sale. Furthermore, we strive to modernize the way real estate transactions take place.  All of our documents are handled electronically, keeping them accessible and legible.
